Typical costs
Roof cleaning is priced by roof area, pitch, access and how much material has to come off. As budgeting guidance, moss removal on a standard semi detached or detached house roof commonly falls somewhere between 400 and 1,200 pounds, with steep, complex, tiled or high access roofs above that.
Scaffolding or a platform, where the roof cannot be worked safely another way, is often the single largest line in the quotation.
The two main methods
Physical removal means scraping and brushing the moss off, then clearing the debris from gutters and valleys. It gives an immediate visual result and takes the bulk off in one visit, but it needs care because tiles and slates can be brittle.
Soft washing treats the growth with a low pressure application and lets it die back and weather off over the following months. It is gentler on the covering and slower to look finished. Many jobs use both, taking the heavy material off physically and treating what remains.
When it is worth it
The strongest reasons are practical rather than cosmetic.
- Moss is washing into gutters and valleys and blocking drainage
- Debris is holding water against the covering
- The property is going on the market or facing an inspection
- Moss is visibly lifting or displacing tiles
When to leave it
An old, worn or fragile covering can be damaged more by the traffic of cleaning than by the moss sitting on it. If tiles are already cracking, if the roof is near the end of its life, or if the only issue is appearance on a roof nobody sees, cleaning is often the wrong spend.
That is why the assessment matters more than the price. Roof type, pitch, condition and access are inspected first, and honest advice before work starts includes telling you when a clean is not the right answer.
Do not forget the gutters
Any roof clean loosens material that has to go somewhere. If the gutters and downpipes are not cleared as part of the work, you can end up with worse drainage than you started with. Gutter and downpipe attention should be included in the scope, and gutter clearance can be combined with fascia and soffit washing in the same visit.
