Concrete Roof Tile Cleaning with Care for the Surface

Concrete roof tile cleaning deals with growth on a rough, absorbent surface without treating every tile as equally sound. Interlocking tiles can hold moss along their edges and in the texture of the face. OOR External checks the roof covering, pitch, condition and access before recommending how that growth should be addressed.

Rough faces and moss at the interlocks

Concrete tiles often offer moss more places to grip than a smooth surface. The lower edge, side interlock and shaded face can carry different amounts of growth. Thick cushions at a joint are more relevant to debris and drainage than a light change in colour across the middle of the tile.

When requesting a quote, describe where the growth gathers. Moss repeatedly landing in a gutter is a different concern from a roof whose colour has faded evenly. Photographs of a complete slope help show that distribution without requiring you to get onto the roof.

Surface wear and loose particles

Weathered concrete can become rougher, and surface treatments on tiles may fade or wear. Loose particles in the gutter need interpreting carefully: they can include dirt, mortar fragments and material from the tiles themselves. Cleaning should not remove sound surface material to make old tiles appear newly manufactured.

Tell Jordan about any visible powdering, flaking or broken corners. Forceful abrasion can worsen a weak face, which is why condition comes before the choice of equipment. The aim is to reduce unwanted growth, not erase the roof's age or change its finish.

Ridges, hips and the surrounding details

A tiled slope is only part of the roof. Ridge and hip mortar, valleys, flashings and roof junctions can be more vulnerable than the field of concrete tiles. Cracked mortar or loose ridge pieces should be pointed out before cleaning is agreed, rather than treated as dirt to wash away.

Where a dormer or extension changes the route of runoff, the proposed work needs to consider the smaller gutters and corners below. A damaged junction is a matter for a roofer. OOR External does not undertake roofing repairs or replacement.

Removal and treatment are separate decisions

On suitable tiled roofs, loose growth is removed with care. Biocide is offered afterwards as a separate line, so the written scope makes clear whether it is included. Physical removal and treatment do different jobs: one deals with accumulated material, while the other addresses remaining organic growth.

Not every visible mark responds immediately. Flat lichen can remain attached while it dies back and weathers away. Trying to scrape the last spot off a worn face can be less sensible than allowing the appropriate treatment time to act.

Access without loading fragile parts

Even a robust-looking concrete roof can contain cracked tiles or weak details. Walking across it risks both the person and the roof. The access plan is assessed before a method is agreed, and specialist arrangements are discussed and priced before work starts.

Gutters and outlets are cleared after roof cleaning to remove what has been loosened above. Explain whether access is restricted by a conservatory, a narrow side passage or a neighbouring building, as these details affect the plan more than the tile colour does.

Deciding what your roof actually needs

If you are unsure whether cleaning is warranted, send an overall photograph and explain what has changed. Growth collecting at the eaves may justify attention; a faded but otherwise sound roof does not automatically need a clean. Cost factors are explained in the separate roof cleaning cost guide.

For a free quotation, include your postcode, the roof layout and any known defects. Domestic coverage is checked against the Dover base, with commercial roofs quoted more widely. A clear assessment helps separate maintenance from a problem that needs a roofer.

Concrete Tile Roof Cleaning FAQs

Do concrete roof tiles lose their surface coating over time?
Their factory-applied surface finish can weather and wear, leaving a rougher or less even appearance. Cleaning should reveal the existing condition rather than strip the tile face. Flaking or heavy particle loss needs assessment before work.
Should concrete tiles be treated after cleaning?
Biocide may be appropriate where organic growth remains or regrowth is a concern. It is quoted separately after the tile condition is assessed, and it is not a repair for a cracked or worn tile.
