Why commercial roofs get neglected
Most commercial roofs are out of sight. Staff and visitors see the frontage and the car park, not the shallow pitched roof of a warehouse or the flat roof behind a parapet. Problems build quietly: moss colonises the sheet laps, leaves settle in the valley gutters and silt collects around outlets until a heavy storm pushes water somewhere it should not go.
For a property manager, a roof clean is often less about looks and more about keeping drainage working and letting a surveyor see the true condition of the covering.
Profiled metal and fibre cement sheets
Industrial units and warehouses often have profiled metal roofs, sometimes with translucent roof lights set among the sheets. Coated metal responds well to a soft wash that removes growth without scouring the coating. Older buildings may have fibre cement sheets, which are brittle and must never be walked on without proper protection, and which should be assessed carefully before any cleaning is proposed.
Roof lights are a particular hazard because they can look solid while being fragile. Any plan for a sheet roof has to account for them from the start.
Flat roofs and valley gutters
Flat roofs on offices, schools and retail units hold standing water, which feeds algae and moss and hides debris around outlets. Cleaning concentrates on clearing outlets and gutters, removing organic build up and rinsing the surface without harming the membrane, whether it is felt, single ply or a liquid coating.
Valley and box gutters between roof slopes deserve special attention. They are large, they collect a great deal, and when they overflow the water can enter the building rather than falling outside.
Tiled and slated commercial roofs
Pubs, surgeries, schools and converted buildings frequently have pitched tiled or slated roofs. These are treated much like domestic roofs: moss is removed carefully so tiles are not lifted or cracked, and the loosened material is cleared from gutters and downpipes afterwards rather than left to cause a blockage.
Access, safety and a working site
Access is assessed before any quotation. OOR External inspects roof type, pitch, condition and access first, and anything needing specialist access is discussed and priced before work starts.
