How a multi site cladding programme is run

Portfolio work is quoted per building and delivered to one agreed standard. Jordan surveys each site, records the cladding profile, the coating condition and how the elevation can safely be reached, then sets a sequence that keeps the visits efficient rather than driving back and forth across the county.

One contact handles the whole programme, so scope questions, access changes and reporting go to the same person from the first survey to the final elevation.

  • A survey and written scope for every building
  • Cleaning phased by area rather than at random
  • Before and after photographs for each elevation
  • One point of contact for the full programme

Twelve districts and a separate Medway

Kent County Council works alongside 12 district councils, and it is the districts that act as the local planning authorities, while Medway is run separately by its own unitary council even though it sits in ceremonial Kent. Conservation areas and listed buildings are therefore set district by district; Maidstone alone has areas including Maidstone Town Centre, Boxley Village and the Loose Valley. Before cleaning a historic facade, the right place to check any controls is the district council.

Across the Kent County Council area, which excludes Medway, about 25.4 per cent of homes are detached, 31.4 per cent semi-detached, 23.5 per cent terraced and 18.9 per cent flats, with 66.1 per cent owner-occupied, 18.9 per cent privately rented and 13.6 per cent socially rented. Several water companies supply the county, so water hardness is checked by postcode, and a pure-water rinse is used where spotting would show.

Travel and coverage from Dover

The business is based in Dover, so east Kent sites are close at hand and mid and west Kent are a routine drive. Larger jobs in Maidstone, Ashford and the Medway direction are usually scheduled as full days on site rather than short visits, which keeps the mobilisation cost down on the quotation.

Three very different parts of Kent

Exterior cleaning in Kent varies with the landscape. The county has coastline on the Thames Estuary, the North Sea and the Channel, where sea air leaves salt film on glass and paving and damp, shaded walls grow green algae quickly. Inland, the Kent Downs National Landscape runs from Dover to Westerham and the High Weald covers the south-west, while towns sit on greensand, sandstone or chalk, which changes the stone and soil around buildings.

Property types change too: oast houses, Wealden hall houses and Kentish peg-tile roofs alongside ordinary semis and terraces, and commercial premises near the M2, M20, the Port of Dover and the Folkestone Eurotunnel terminal. Each needs its own cleaning approach.

Homes near Dover, commercial work across the county

Domestic exterior cleaning is taken on within about fifteen miles of the Dover base. Commercial work, including cladding, roofs, gutters and hard surfaces, is quoted further across Kent. The county-level pages for roof cleaning and pressure washing explain each service across Kent, and solar panel cleaning is available alongside roof and gutter work.

What Kent does to a building

Kent is a ceremonial county in south-east England covering 3,544 square kilometres, bordering Essex across the Thames Estuary, Greater London, Surrey and East Sussex. Its main towns run from Dartford, Gravesend and the Medway towns in the north-west through Maidstone, Canterbury, Ashford, Sevenoaks, Tonbridge and Tunbridge Wells, to Margate, Dover and Folkestone on the coast. Buildings face salt air on three coastlines, traffic film along the M2, M20, M25 and M26, and damp on low ground such as Romney Marsh, so a county wide programme works best when each site is priced for what it actually faces rather than averaged across the portfolio.

Send the postcode, a few photographs of each elevation and any access notes, and Jordan will come back with the recommended method and a free written quotation.

Kent exterior cleaning questions

Do you quote a whole portfolio in one go?
Yes, as one programme priced building by building. Each site is surveyed for cladding profile, coating condition and access, so a sheltered inland unit is not charged at the same rate as an exposed coastal elevation.
How far across Kent do you travel?
County wide from Dover. East Kent is local, and jobs towards Ashford, Maidstone and the Medway towns are normally booked as full days on site so travel does not inflate the price.
What reporting do property managers get?
A written scope before work starts and before and after photographs of each elevation afterwards, which gives you a record for maintenance planning and dilapidations discussions.
Can several buildings be cleaned to the same standard?
That is the point of running it as one programme. The same specification and the same operator apply across every site, rather than a different result at each location.
Does the whole county get cleaned at the same interval?
Not usually. Coastal and shaded elevations need attention sooner than sheltered inland ones, so a sensible programme cleans some buildings annually and others less often.
Do I need permission to clean a historic building in Kent?
Check with the district council, which is the local planning authority, or Medway Council in Medway. Kent County Council does not set conservation area or listed building controls.
Is Kent's water the same everywhere?
No. Several companies supply the county and hardness varies, so it is checked by postcode. A pure-water rinse avoids spotting where the water is hard.
Who carries out the work on a county wide contract?
Jordan Sartain, personally. There is one operator and one contact across the programme, which is why the standard stays consistent from site to site.
Is exterior cleaning in Kent the same everywhere?
No. Coastal salt and algae, leaf fall in the Downs and Weald, chalk or sandstone ground and motorway traffic film all change which method suits a building.
