Pressure Washing Commercial Yards and Hard Standing

Hard standing on a commercial site is where the building meets its traffic: delivery lorries, forklifts, staff and customers. Tyre rubber, spilled product, algae and chewing gum build up until the area looks neglected and, in wet weather, becomes a slip risk. Pressure washing is the right tool for most of it, but the planning matters as much as the lance.

Surfaces that suit pressure washing

Concrete yards, loading bays, service roads, block paved forecourts and concrete walkways are robust enough to take a thorough pressure clean. These are the areas where force is useful, because the soiling is sitting on a hard surface that can tolerate it. Painted line markings and resin coatings are more sensitive, so pressure is reduced over them to avoid lifting the paint.

Why yards matter for safety and first impressions

Algae on a shaded walkway or a greasy film in a loading bay makes the ground slippery when wet, which is a genuine concern for a site with staff and visitors on foot. Clean hard standing also changes how a building reads from the road. A freshly washed elevation above a stained forecourt still looks tired, which is why yards are often cleaned alongside cladding and entrance areas.

Working around a live site

Most commercial yards cannot simply close. The clean is usually split into zones so deliveries and parking can continue while one section is worked, with cones and barriers keeping people clear of the spray. Early starts or quieter trading periods are common for busy forecourts. Agreeing the sequence in advance means the site keeps running and nobody is surprised on the day.

  • Agree zones and the order they will be cleaned
  • Plan around delivery times and shift changes
  • Keep pedestrian routes open or clearly diverted
  • Protect parked vehicles, doors and shopfronts from splash
  • Leave each zone rinsed and safe before moving on

Where the water goes

Washing a yard produces dirty runoff containing grit, rubber and sometimes traces of oil. It should not be pushed into the nearest drain without thought. Before work starts, surface water drains, interceptors and any sensitive areas nearby are identified, and debris is gathered rather than washed away. Heavily contaminated areas may need extra measures, and those should be agreed as part of the scope.

Gum, oil and tyre marks

Chewing gum on entrance walkways, oil in parking bays and black tyre marks in loading areas are the three stains site managers ask about most. Gum usually needs heat and targeted work rather than plain pressure. Fresh oil can be lifted well, while old soaked in stains often lighten rather than vanish. Tyre marks come back with use, so they are best handled as part of a regular programme rather than a one off.

Combining yards with elevation cleaning

For property managers, retail parks and industrial units, the most efficient visit covers the elevation, entrances and hard standing together, because access and setup are paid for once. OOR External offers commercial softwashing for cladding and render, and pressure cleaning for robust ground surfaces, with a clear written scope before anything is booked. Soft washing and pressure washing are compared in more detail in our separate guide.

Frequently Asked Questions

Which commercial surfaces can be pressure washed?
Robust hard standing such as concrete yards, loading bays, service roads, block paved forecourts and concrete walkways.
Can a yard be cleaned while the site stays open?
Usually yes. The area is split into zones so deliveries and parking continue while one section is cleaned, with barriers keeping people clear.
What happens to the dirty water from a yard clean?
Drains and sensitive areas are identified first, and debris is gathered rather than washed into the nearest drain.
Can chewing gum be removed from walkways?
Yes, although gum normally needs heat and targeted treatment rather than plain pressure alone.
Can the yard be done with the building cladding?
Yes. Combining the elevation, entrances and hard standing in one visit means access and setup are paid for once.
