Why there is no single roof cleaning price
A roof is not a flat area you can measure and multiply. Its shape, steepness, covering and the way you reach it all change how long the job takes and how it has to be done. A low bungalow with concrete tiles and easy access is a very different job from a steep three-storey roof over a conservatory. Any price quoted without looking at the roof is a guess, and guesses tend to change on the day.
Size and shape of the roof
Bigger roofs take longer, but shape matters as much as area. Hips, valleys, dormers and chimneys break the roof into smaller sections, each worked separately. Valleys collect the most debris and need careful clearing. A simple gable roof of the same size is usually quicker.
Pitch and access
Access is often the biggest single factor. A roof reachable from the ground or a safe position is far simpler than one over a conservatory, a busy road or a neighbour's garden. Steep pitches need more care. Where a roof needs specialist access, that is discussed and priced before work starts rather than added later.

The roof covering
Concrete tiles have a rough face that holds growth but can take careful removal. Clay tiles and slate are more brittle and need a lighter hand, which can add time. Coated metal sheeting usually suits a low-pressure soft wash. Fibre cement sheets and roof lights are fragile and assessed carefully. The covering decides the method, and the method decides much of the cost.
How much growth there is
A light film of algae is quicker to deal with than thick moss cushions that have been building for years. Heavy moss means more material to lift, more debris to clear from the gutters and more time on the roof. Lichen is slower to treat because it roots into the surface.
Aftercare and gutters
Biocide treatment is offered as a separate line, so you can see what it adds. Gutters and outlets are cleared after a roof clean because that is where the debris ends up. Fascia and soffit washing can be added in the same visit.
Soft washing roof cost
Soft washing is mainly used on coated metal roofs. The cost reflects the area, the treatment needed and the dwell time before rinsing. It is not cheaper or dearer by nature; it is simply the right method for some coverings and the wrong one for others.
What can push a quote up or down
Booking the roof with the gutters and fascias usually makes sense, since access is arranged once. Leaving heavy moss for years tends to make the eventual job larger. A clear driveway for equipment helps.
