Size of the area being washed
The total area of wall, roof or roofline is the starting point. Detached homes have four elevations to treat, semi-detached homes three, and terraces often only front and back. Extensions, porches, bay windows and chimney stacks all add surface. Photographs of each side help a quote match the real size rather than a rough guess.
Commercial buildings are usually measured more carefully, because long runs of cladding or render can make up most of the job.
Height and how the walls are reached
Height affects cost more than most people expect. Ground floor walls can be treated from the ground; upper storeys need extension poles, ladders or, on some buildings, specialist access. Narrow side passages, conservatories below the wall, steep gardens and parked vehicles all slow the work. Where specialist access is needed, it is discussed and priced before work starts so there are no surprises.
The surface material
Different surfaces need different solutions, strengths and dwell times. Painted render, through-coloured render and K Rend need extra care. Pebbledash has more surface area and holds dirt in its texture. Brick, timber and uPVC all respond differently. A building with several materials may need more than one approach, which adds time.
If you know what your render or cladding is, mention it. If not, it will be identified during the assessment.
How heavy the growth is
Light green algae usually clears with a single application. Thick black mould, lichen and years of build-up may need a stronger mix, longer dwell time or a second treatment. North-facing walls, homes beside trees and properties near the coast often carry heavier growth. Staining from rust, failed paint or water runoff may need separate treatment, and some marks will fade rather than vanish.
Protection and preparation
Plants, lawns, ponds, windows, vents and parked cars may need covering or rinsing during the job. Gardens that sit right up against the walls take longer to protect. This preparation is part of the work and is reflected in the quote rather than skipped to save time.
Extra items added to the visit
Many people combine a house wash with gutter clearing, fascia and soffit cleaning, a patio clean or a separate biocide treatment to slow regrowth. Adding these to one visit is usually more efficient than booking them separately. Biocide is offered as its own line so you can choose whether to include it.
Location
Domestic soft washing is carried out within about fifteen miles of the Dover base. Commercial work is quoted further across Kent. Homes outside the local radius can check their postcode before arranging a visit.
Getting an accurate quote
The most useful details are the type of property, the surfaces involved, which sides are affected, any access problems and recent photographs. Quotes are free and you will know the full scope before anything is booked. For render specifically, the render cleaning cost and methods guide goes into the method choices for that surface.
